Meet Evan
Evan Beckett is a Georgia native who spent two decades in HVAC, plumbing, electrical, roofing and foundations before he sold real estate. He reads a house the way a contractor does — what is cosmetic, what is a negotiation point, and what is a reason to walk away.
That shows up in specifics. First-time buyers hear which repairs matter before the inspection, not after. Sellers get a scope of work priced to what actually returns at resale. Investors get a condition read on an Airbnb, fix-and-flip or long-term hold before they commit.
Licensed Georgia real estate agent, License #401215, issued by the Georgia Real Estate Commission. Brokered by Dwelli Realty. Based in Newnan, serving Metro Atlanta.

Pay at Close — Zero Upfront Cost
Concierge Program
Evan's Concierge Program transforms your home before it hits the market — painting, flooring, landscaping, staging, and repairs — all at zero upfront cost. You pay at closing from the proceeds of your sale.
With 20+ years of construction expertise, Evan personally scopes the work to what actually returns at resale — not a blanket renovation — and oversees every improvement himself.
It's built for sellers buying their next home at the same time. Your cash stays free for that purchase, and in most cases the lift in sale price covers the cost of the work plus part of the commission — so you walk away with more in your pocket than listing the home as-is.

Affordable Home Programs
Through partnerships with affordable home dealers across Metro Atlanta, Evan offers brand-new homes at price points that conventional builders can't match. These programs make homeownership accessible for first-time buyers, growing families, and anyone priced out of the traditional market.
They stack with down payment assistance, they work with FHA, VA and USDA financing, and builder incentives apply on top.
Georgia Dream is administered by the Georgia Department of Community Affairs; FHA, VA and USDA are federal loan programs. Eligibility and assistance amounts change — confirm current terms before relying on them. Program information on this page reviewed August 2026.

Straight Answers
Common Questions
- How much do I actually need for a down payment in Georgia?
- Less than most people expect. FHA loans start at 3.5% down. VA loans — for veterans, active duty and eligible spouses — and USDA loans in qualifying areas are 0% down. On top of that, Georgia Dream and local county programs provide $5,000–$25,000+ toward your down payment and closing costs, and they stack with those loan types. Whether you qualify depends on your income, the county and the purchase price, so it's worth fifteen minutes of checking rather than assuming you're not ready.
- Can I buy my next home before I sell the one I'm in?
- Yes, and it's one of the most common situations we handle. There are programs that let you make a non-contingent offer on your next home while you still own your current one — which matters, because a contingent offer is the first one a seller sets aside. We walk you through which route fits your equity and your timeline, and connect you with the lenders who run these programs.
- What does the Concierge Program cost me upfront?
- Nothing. Painting, flooring, landscaping, staging and repairs are covered up front and paid back at closing out of your proceeds. It's built for sellers who are buying their next home at the same time and don't want their cash tied up in prep work. In most cases the lift in sale price covers the cost of the work plus part of the commission, so you net more than you would listing the home as-is — without writing a check first.
- What areas do you actually work in?
- All of Metro Atlanta. We're based in Newnan and work Peachtree City, Fayetteville, Tyrone, Newnan and Senoia intensively, but we also list and sell across the north side, from Alpharetta and Milton to Marietta and Suwanee. If you're moving between the two, that's an advantage: you get one agent who knows both markets rather than a handoff.
- Why does construction experience matter when buying a house?
- Because condition is the part of a home most buyers can't price. Twenty years across HVAC, plumbing, electrical, roofing and foundations means walking a house and knowing what's cosmetic, what's a negotiation point, and what's a reason to walk away — before the inspection, not after. On the sell side it's the difference between spending money on updates that return at resale and updates that don't.
