Marietta is the most internally varied town in Metro Atlanta, and that is both the reason to move here and the reason generic advice about it is useless. You can buy a 1915 house near the Square, a 1960s ranch, or a 2026 build within a few miles of each other. The city is a good place to live for buyers who will shop neighborhood by neighborhood. It is a frustrating one for buyers who expect the ZIP code to do the work.

What Marietta Actually Is

Marietta is the county seat of Cobb, about fifteen miles northwest of downtown Atlanta, built around one of the few genuine town squares in the metro. The Square still functions as a downtown — theatre, restaurants, a Saturday market — rather than as a preserved artifact. Kennesaw Mountain sits on the northwest edge, East Cobb runs toward the river and the Chattahoochee, and I-75 splits the eastern side.

The reversible express lanes help considerably if your schedule fits them.

Schools

Marietta City Schools and Cobb County School District both operate here, and which one you are in depends on the address, not the mailing city. That distinction catches out-of-state buyers constantly. Cobb has several very strong clusters, particularly in East Cobb, and the reputational gap between clusters within the same county is larger than most buyers expect.

One caution I give every client: attendance zones and school ratings both change, and they change more often than people expect. Confirm the zone for the specific address with Cobb County Schools directly, and read the current year's state report card rather than a third-party score that may be several years stale.

What You Give Up

Consistency. Marietta rewards homework and punishes assumptions. The housing stock spans over a century, so two houses at the same price can carry completely different maintenance futures. You are also close enough to I-75 that traffic noise is a real variable street by street — worth checking in person, at rush hour, with the windows open.
